Why Preventive Maintenance Matters for Airbnb Hosts
For holiday rental hosts, small faults turn into bad reviews fast. How preventive maintenance protects your ratings, your calendar and your property.
Published · 3 min read
Holiday rentals live and die by their reviews. A guest who arrives to a dripping tap, a weak Wi-Fi signal or an air conditioner that rattles all night is unlikely to say so politely — and future guests will read it. Preventive maintenance is how you stop those issues from reaching guests in the first place.
The economics of fixing things early
Reactive maintenance — waiting for something to break — feels cheaper because you only pay when there is a problem. In practice, it often costs more:
- Emergency call-outs tend to cost more than planned visits, and the right person may not be available the same day.
- Blocked dates — if a problem makes the property unusable, you may have to cancel or move a booking.
- Refunds and compensation for guests whose stay was affected.
- Secondary damage — a small leak left unattended can damage floors, walls and furniture.
- Lower ratings, which affect how often your listing is booked.
Preventive maintenance turns those unpredictable costs into regular, manageable ones.
What to check between stays
Your cleaning team is your first line of defence. Give them a short checklist and an easy way to report issues with photos:
- Every tap, shower and toilet works and drains properly.
- No damp patches, leaks or unusual smells.
- All lights, sockets and appliances work.
- Air conditioning cools properly and is not unusually noisy.
- Locks, keypads and door handles work smoothly.
- Wi-Fi is working in every room.
- No loose fittings: towel rails, shelves, curtain rails, furniture.
What to schedule regularly
- Air conditioning: clean filters frequently in the hot season and arrange a full service before summer (AC maintenance guide).
- Water heater: check for leaks and correct temperature; descale where water is hard.
- Drains: clear slow drains before they block.
- Smart locks and keypads: replace batteries on a schedule rather than waiting for a low-battery warning — and always have a backup access plan.
- Deep cleaning: grout, high windows, terraces and behind appliances, a few times a year.
- Paint touch-ups: marks on walls and doors appear quickly in rentals.
If you manage remotely
Many hosts in Morocco manage their property from another city or another country. That makes a reliable local partner even more important. Look for:
- Clear reporting — photos before and after, and a short explanation of what was done.
- Approval before work — a quote you can approve remotely, so there are no surprises.
- One point of contact — rather than separate numbers for a plumber, an electrician and an AC technician.
Self check-in: plan for failure
Self check-in is convenient for guests and hosts alike, but it depends entirely on the lock working. Choose reliable hardware, keep spare batteries on schedule, make sure there is a mechanical override or a backup key held locally, and test it after every change. Our security and smart systems service covers smart locks, keypads and Wi-Fi.
Start with a baseline
If you are not sure where to start, a one-off inspection of the property gives you a baseline: what works, what is close to failing and what can wait. From there, a simple regular maintenance plan keeps everything on track.
